FAS Services

Realtor Training: Provide an overview of the short sale marketing and negotiation process; familiarize the agent with systems and methods of reporting updates and uploading documentation; Introduction and training on the software systems utilized by FAS which enable the seller, the selling agent and even the buyer to log on and monitor progress and information. (The FAS Negotiator is able to limit and restrict access to confidential information.)

Meet with Realtor and Homeowner: An FAS Negotiator will assist in the initial interview with the Homeowner to be certain they are a good candidate for a short sale.

Compile a Document Checklist for the Homeowner: Specific to each lender, the FAS Negotiator will assist in obtaining client specific documents for execution.

Provide Short Sale Disclosure Documentation for Execution by all parties: It is important that all parties to the transaction are aware of industry best practices and are committed to the highest ethical standards in the process. Documentation and disclosures are available and will be provided by the FAS Legal Counsel.

Assist with Pricing Strategy: Assist the agent, following a review of the initial Broker Price Opinion, with a pricing strategy whose aim is to attract offers, get the highest possible price for the lender and homeowner and ultimately gain an approval from the lender.

Educate cooperating agents and Buyers on the short sale process.

Detailed Marketing and Relocation Plan: An FAS Marketing Director will be assigned to the file to assist in the effective implementation of the marketing and relocation plan.

Online Updates of Progress: Our software allows the agent to stay connected and receive on line access to all progress at any time including summaries of all conversations with loss mitigation and negotiators.

Implementation of Marketing Plan

Prepare a Broker Price Opinion at the time of listing for an effective pricing strategy.

Set up a 30-90 day marketing plan with predetermined price drops that will attract activity while striving to sell the property for its highest possible value.

Input listing into MLS and other designated web sites for optimum exposure.

Place appropriate signage on the property; Schedule Open House Events; Market the property via email blasts, mailers and Broker Open Events.

Take a full set of interior and exterior photos. Provide photographic documentation of any property deficiencies or potential hazards, or obstacles to financing.

If vacant utilize the services of an MApass where feedback and cooperating broker activity is tracked.
